Housing and Real Estate

 

Housing and Real Estate reflects economic growth that occurs within a county.  As more economic activity occurs, commercial real estate is sold and developed while new jobs draw people who need more housing.  In addition, because Yuba County is an attractive location for retirees and people commuting to Sacramento and Roseville, the county experiences population growth not related to job growth, new housing units help reflect this trend.  Housing and real estate markets rise accordingly to meet the demand for new commercial and residential space.  By evaluating availability and pricing of housing, the economic value of the community and the sustainability of the local real estate markets can be determined.  Housing and real estate prices also define the type and amount of spending that consumers may exhibit. 

 

 

Housing Units

 

Total housing units is defined as the number of “single” and “multiple” family dwellings located within a given jurisdiction.  A housing unit can be a house, an apartment, a mobile home, one of a group of homes, or a single room that is occupied, or is intended to be used as a dwelling.  The occupants may be a single family, one person living alone, two or more families living together, or any other group of related or unrelated persons who share living arrangements.

 

Housing indicators in Yuba County fluctuate every year, remaining highly dependent on variations in the population.  The total number of housing units in Yuba County has increased 8.4 percent from 2000 to 2005, which followed a 6.5 percent increase between 1990 and 2000.  The city of Wheatland saw the greatest increase from 2000 to 2005 of 816 units to 1,198 units (46.8 percent), surpassing the growth of Marysville (0.3 percent), Yuba City MSA (9.4 percent), Yuba County (8.4 percent), the Greater Sacramento Area (12.7 percent), as well as California (5.9 percent).

Housing Composition

 

There was a greater concentration of single-family units in Yuba County than in California as a whole according to Census 2000.  At 67 percent, this concentration has been growing since 1990 and will continue to grow in the future because of extensive housing developments in the county that have come on line since that time.  There is also a higher concentration of mobile or modular homes in certain parts of the county, including the foothills.

New Housing Units

 

A building permit is required for any new construction, demolition, remodeling, expansion, addition, or repair of a structure.  The number of building permits typically indicates building activity over the next year; however, since building permits are needed for any work as listed above, each one cannot be considered an actual housing start.  Even if the permit is not for the construction of a new house, it still reflects growth in the economy and improvements within the community.  An increase in building permits reveals future intent to build housing structures in a particular area.  Sudden rises or falls in permit numbers can be attributed to shifts in demand for housing due to shifting migration patterns, which can be caused by changes in the job market or in the number of new retirees. 

 

Total new housing units for Yuba County has increased every year between 2000 and 2004, reaching 1,697 new units in 2004.
